Mixed-Use Redevelopment comprising Office and 27 Flats
The site comprises a square plot of land measuring approximately 1,265sqm (0.12ha) on the western side of Wood Street, E17. The site was most recently in lawful use as a dairy depot (the former Parker Diaries) but is now vacant. The current buildings are primarily single storey utilitarian garage structures with lean-to roof canopies and a street-fronting two storey building on the south-eastern boundary of the site.
In 2017, under planning application ref 171929, permission was granted for demolition of the existing buildings and erection a new mixed-use development comprising an ‘L’ shaped block over part three/ part five storeys fronting Wood Street, together with a two-storey building to the rear. The proposal sought to accommodate a total 26 residential units (Use Class C3) comprising 7 x 1 bed, 15 x 2 bed, 3 x 3 bed flats and 1 x 3-bedroom maisonette; and a 220sqm commercial unit at ground floor level for B1a (office) use.
Following the grant of consent, NTA have submitted revised proposals which improve its appearance and the quality/function of the commercial and residential uses. Through more efficient space planning, the applicants are also able to accommodate one additional self-contained residential unit, resulting in 27 residential units overall, together with an improved commercial offer of 250sqm (increase of 30sqm over the extant consent).
