Infill Residential Development
This development comprises the erection of a four-storey building accommodating 7 residential units, cycle parking, landscape enhancements and associated works at Borgard Road, Woolwich, SE18 5LD.
We pro-actively engaged in pre-application discussion with the LPA, prior to submitting the planning application. Those discussions established the principle of a residential infill development on the Site. Responding to the pre-app advice, the overall height, footprint and relationship to the Site topography and neighbouring buildings were acceptable.
The development provides a sympathetic and subservient response to the adjacent Grade II listed church, incorporating a dual pitched roof and highly articulated facades, reducing the overall perceived scale of the building. Materials include red brick, stone and clay cladding in the façades and roof, reflecting the brick, and hung tiles used on the adjoining church. The material palette is cognisant of the setting, but their application is contemporary to ensure that the building reads as a building of and not a pastiche.
The accommodation has been well planned, ensuring compliance with all relevant internal and external standards. The proposed comprise a good mix of units, including a family unit at ground floor. All units are accessible and compliant with M4(2) building regs. The Site also accommodates appropriate refuse, and cycling stores, and is set within verdant landscaped grounds.
