Two storey mansard roof extension to characterful pub, increasing HMO accommodation over upper floors.

The site comprises a distinctive Victorian public house, occupying the corner of Holmes Road and Willes Road, in Kentish Town. The Site falls within the Inkerman Conservation Area.

Over upper floors, the building accommodates 14 HMO bedrooms. The poor quality of the HMO accommodation and previous management has precipitated the neglect of the buildings condition.

The development improves the quality and function of the existing HMO through its comprehensive refurbishment.
The development also increases the amount of HMO accommodation, through an upward two-storey mansard extension. The extension will provide eight, 1 bed 1 person HMO rooms with en-suite WC, WHB and showers in each room, together with provision of internal and external cohesive living spaces.

The extension takes advantage of the existing tall, circa 2.5m stuccoed parapet. Outwardly the proposed extension will appear as a single-storey addition from street above the existing parapet.
