The Site comprises a substantial plot and currently accommodates a 4-storey dwelling including basement on the west side of Avenue Road, together with a single storey detached garage to the rear garden fronting Townshend Road. The Site and the surrounding area are set within the St John’s Wood Conservation Area. The existing dwelling is in poor condition and in general need of modernisation.
The development demolishes the existing building, save for its decorative Avenue Road facing façade, allowing the construction of the replacement dwelling behind this façade. The new dwelling comprises of a basement, ground, first and roof storey, together with a part 2, part 3 storey ancillary mews-style building to the rear garden fronting Townshend Road, in keeping with neighbouring properties.
